How much does a chimney sweep cost in Dallas–Fort Worth?
$229 flat. That’s the whole number for a standard single-flue sweep with a Level 1 visual inspection. It covers the flue from the firebox to the cap, the smoke chamber and smoke shelf (the spots most crews skip), the damper, drop cloths and HEPA containment, and before-and-after photos. Most DFW chimney companies won’t quote a number until they’re standing in your living room. Camera scoping of the flue is a $199 add-on, never bundled in without asking. Buying or selling? The $399 home-sale inspection is the Level 2 version.
| Service | Typical starting price | Time on site |
|---|---|---|
| Chimney sweep + Level 1 inspection | $229 flat | 45–90 minutes |
| Camera scoping add-on | $199 | adds about 20 minutes |
| Home-sale (Level 2) inspection | $399 | 60–120 minutes |
| Gas fireplace inspection & cleaning | $229 | about an hour |
How often should a chimney be swept in North Texas?
NFPA 211 says inspect every year and sweep as needed. The North Texas problem is the off-season: a flue sits unused for eight months, then gets lit on the first cold front without anyone looking inside. That’s when the nest on the damper or the glazed creosote from three winters ago becomes a call to us. If you burn wood most weekends December through February, sweep every year. If you light a handful of fires, the $229 inspection tells us whether the sweep is even needed — and if the flue is clean, we say so and you keep the money.
Gas fireplace vs. wood: does gas need a sweep?
Gas burns cleaner than wood, not clean. Combustion moisture and acids corrode flues quietly, and birds don’t check what fuel you burn before nesting in the vent. A gas unit gets a lighter cleaning and the same inspection — pilot and burner cleared, logs set, glass cleaned, flame pattern checked, venting looked at — for the same $229. Wood-burning masonry chimneys in older Dallas and Fort Worth neighborhoods are where the heavy creosote lives, and where the rotary tools come out. See fireplace repair if yours won’t light at all.
What’s included in the $229?
- Protect the room. Drop cloths down, hearth sealed, HEPA vacuum running before a brush comes out.
- Sweep the flue. Rotary and hand brushes from the firebox to the cap, then the smoke chamber and shelf.
- Look it over. Level 1 visual check of the firebox, damper, flue, crown and cap. Damage gets photographed and explained.
- Show you. Before-and-after photos and a written recommendation. If the cap is missing or rusted, we can fit one from $99 the same visit.
DIY chimney cleaning vs. a professional sweep
| Do it yourself | Texas Grill Clean, $229 | |
|---|---|---|
| Creosote in the flue | Brush kit reaches part of it; glazed creosote needs rotary tools | Rotary and hand brushes, firebox to cap |
| Smoke chamber and shelf | Usually missed — awkward angle above the damper | Cleaned every visit |
| Inspection | Flashlight from the firebox | Level 1 visual inspection with photos; $199 camera scope optional |
| Mess | Soot in the room is the usual outcome | Drop cloths, hearth containment, HEPA vacuum |
| Roof and cap | Ladder work on a North Texas roof | Cap, crown and flashing checked from above |
Signs it’s time
- Smoke rolls into the room instead of drawing up.
- A campfire or tar smell from the fireplace on humid days.
- Black flakes or crusty deposits in the firebox.
- Scratching or chirping — something moved into an uncapped flue.
- You’ve never had it swept since you moved in.

Frequently asked questions
How much does a chimney sweep cost in Dallas?
$229 flat, and the same price in Fort Worth, Arlington and every DFW city we serve. That covers a standard single-flue sweep with a Level 1 visual inspection, drop cloths, HEPA cleanup and photos. Camera scoping of the flue is a separate $199 add-on.
How often should a chimney be swept in North Texas?
NFPA 211 calls for an inspection every year and sweeping as needed. Burn wood weekly through the winter? Sweep annually. Light a few fires a season? The inspection tells us whether a sweep is actually necessary, and we won’t sell you one you don’t need.
How long does a chimney sweep take?
Most sweep-and-inspection visits take 45 to 90 minutes. Heavy glazed creosote, gas logs or a stuck damper can add time, and we tell you before we keep going.
Will it make a mess in my house?
No. Drop cloths and hearth containment go down first and a HEPA vacuum runs the whole time.
What’s the difference between a sweep and an inspection?
The sweep is the physical cleaning. The Level 1 inspection is a visual look at the accessible parts of the chimney and flue, documented with photos. If something suggests deeper trouble we’ll explain whether a Level 2 camera scan makes sense — that’s the $399 home-sale inspection.
Do you sweep prefab and factory-built chimneys?
Yes. Most DFW homes built after 1990 have a factory-built fireplace in a wood-framed chase. Those get the same sweep and a close look at the refractory panels, chase cover and cap, which is where they fail.
Is the work guaranteed?
One-year workmanship warranty on labor.
